1. Your fee as dictated by the signed Rental Agreement is due by the first (1st) of each month. We will not send you a bill. You have several options available to pay; through the tenant portal website, mailing, or hand-deliver to the office during normal business hours.
2. We accept ALL forms of payment. Please note that there will be a $2.00 surcharge for all credit card transactions. Checks will need to have the occupants matching name and address on file. If we have not received your payment by end of 7th Day of the month, your gate access will be denied. THIS IS THE OCCUPANT'S NOTICE THAT OCCUPANT MAY BE DENIED ACCESS UPON DEFAULT. ENTERING THE GATED STORAGE AREA OF THE PROPERTY IS CONSIDERED ILLEGALLY TRESSPASSING UPON DEFAULT. This is in accordance of the "South Carolina Self-Service Storage Facility Act" which is readily available online.
3. Partial Payment will not stop fees or official procedures. Any agreement between
Occupant and Owner or Employees of Midlands Boat and RV Storage LLC to extend
payment dates or defer sale of goods must be in writing and signed by both
management and Occupant to be binding.
4. A $25 fee is
automatically charged for all returned checks AS WELL AS a $10 late fee
if the payment goes past due because it is returned. In the case of a returned
check, ALL FUTURE PAYMENTS must be made by money order, cash or through
the website payment portal.
5. We do not assume liability for the goods you store. Occupants will
be responsible for any damages they cause to Midlands Boat and RV Storage
LLC property, to another Occupant’s property,
or to the Commercial Office Agent’s property. This includes the facility’s
gates, fences, pavement, walkways, commercial garage and office and other
Occupants’ property being stored. Please remove any and all items of value from
your storage item and make sure the doors are locked.
6. To Note For Long Term RV/Boat/Vehicle Storage:
Be aware of long-term battery storage issues. Solar battery charger and
maintainers are CHEAP and READILY available through many local or online
retailers. Amazon has a large selection of highly rated ones that may suffice
for your needs for <$100. Electrical outlets are not to be used
on-site.
7. Boat/RV/Vehicle Maintenance: NO repair work,
electrical work, vehicle maintenance or anything of the sort is allowed on-site
without the expressed approval in writing from the Owner or representative of
Midlands Boat and RV Storage LLC. ALL storage items should be in good working
condition and be movable on their own power or in towable condition.
8. Rental Agreement is
for DEAD STORAGE ONLY. NO overnight stays or electrical use
unless otherwise authorized. No amenities are guaranteed. We will strive to be
competitive and offer on-site amenities and services in the future. Please do
not hesitate to contact us about these in the future.
9. The space must be vacated
on or before the last day of the month for which rent has been paid and all
terms and conditions of this agreement are met by the tenant.
10. The space must be cleaned
and in good condition - subject only to wear and tear - and ready to re-rent.
11. Gate
Hours: 24 hours a day, seven days a week. If there is an unforeseen
accident that may affect this we are absolved of any liability for the
inability to access the lot. We will take every effort to correct the issue
within a timely manner.
12. Office hours are from 8:30 (A.M.) to 4:30
(P.M.), Monday through Friday. *These are subject to change at any time. By
signing the Rental Agreement, the Occupant acknowledges the potential for
changes at any time.
13. We DO NOT
prorate when you vacate a unit. If the storage area is not vacant on the
first (1st) day of the month, a full month’s rent is due. There are
no exceptions!
14. Do not follow someone
through the gate without first putting in your access code. The gate may close on you
or you may not be able to exit. Repairs to fix the damage to the gate will be the
responsibility of the Occupant or person who damages the gate.
Building Access: The Garage and building
access is not included within your Rental Agreement. Midlands Boat and RV
Storage LLC office is the exception if specific business necessities are required
within the Rental Agreement.
15. Please keep us
updated of any address changes and/or phone number changes. Until we are notified in
writing with your signature, the only valid address and telephone number
present is on the lease.
16. Please leave aisles
clear and do not block another Occupant’s driveway.
